360 Virtual Tour

Virtual tours have been around for years but have become a big part of real estate showings since the pandemic. From a relator’s perspective it is a useful tool to make your in person showings meaningful. Buyers tend to spend more time in a virtual tour compared to viewing photos alone, this translates to client familiarity with the layout of your listing and the in person visit simply confirms their interest.

Photography

Good listing images could be the difference between attracting multiple buyers, or a listing that sits on the market. Not all homes should be photographed the same way, single shot images of a room are rarely used due to the lack of dynamic range within most single frame images. Icon Pros will evaluate the best technique for your listing. We use a flash and ambient multi exposure technique coupled with photoshop, along with HDR photography also known as High Dynamic Range.

Icon Pros photography includes:

  • Color and exposure correction

  • Views through a window will be exposed when appropriate.

  • Perspective correction (sometimes a building can have a slight appearance that it is leaning, we will fix that)

  • Photoshop manipulation (if needed)

Twilight Photography

Your strongest stand alone image of your listing in most cases will be your twilight image. Due to the bold, saturated and warm colors twilight’s simply appeal to your potential buyers imaginative side. When you see a relaxing evening pool side photo you picture yourself there, and when you see the same pool at noon you think, “this house has a pool.” Twilight & dusk photos put your listing in it’s best light.

Video Walkthrough

A quick paced walkthrough video showcasing the best features of your listing is a great way to promote your property, especially if you want to build interest before hitting the MLS with photos. Video has been the king of attracting viewers on social media for the past few years because of how easy it is for the viewer, there’s no clicking through images or navigating.
